This seems unlikely in the long run. you are forgetting that someone is paying down your principal for you so you need to take that into consideration.

I dont anticipate needing any extra though but we all know how that goes.

And here is why:Real estate is all about relationships. 

In my estimation it takes 2-5 years before a rental is broken in and feels like a good investment. 

Maybe this is just happening because of the colder weather but I'm not sure and I don't want to spend hundreds of dollars getting a plumber to come out if a good investor-friendly handyman can take a look.

If they take it, make it a deal.
