When providing a lease renewal we provide 4 options - sign a 1 year lease for a lower increase, sign a month to month at a higher increase, submit a move out notice if you wish not to renew, or choose to do nothing and receive the highest rent increase (with a clause that once they select from the other 3 options the rent amount will be adjusted accordingly not not made retroactive)

Best way to prevent: select better tenants...yes that is not always the case but it helps.$2.5K additional lost rent due to 4 month instead of 2 month property turnLoss rent on Small Multi-Family properties minimal unless you had to evict.  

You can do it with 2 of the 3; a select few might be able to do it with 1 of the 3.

What type of work is typically recommended for an older (mid 90's) single wide mobile home roof that is not leaking but that is very old looking?
