Houses, store fronts, even warehouses are being aggressively purchased, renovated then sold to a younger, higher income producing demographic.

I always thought it would be a good idea to buy a commercial warehouse and use one of the spaces for your business/franchise.

By doing this, utilities are never shut off (thus avoiding a reconnect fee), the property can be kept at acceptable temperature levels, and we are notified of the change in service and can address issues more effectively.

The quality of your deal and the temperature of the marketplace will dictate the size of your fee.If you are double-closing, your buyer will pay a higher price than you are paying your seller.

@Gregory Brooks the obvious one is Renters Warehouse, but there are other ones in the Metro as well.  

Currently the water heater tanks are 13 and 9 years old, I plan to swap out the 13 year old one as at that age it is a time bomb.I pay for the water and the electricity to heat the water.Is it possible to pass some of the electric bill onto the tenants by installing some type of point of use water heater in the individual units (1 bathroom in each unit).I was thinking it might be possible to keep the water heaters at a very low temperature (say warm water, but not hot enough to have a shower for example). 

Office many of the tenants can downsize to off the beaten path office locations or warehouse type space.

Hello everyone -So I just wrapped up my first year as an investor and landlord (great experience so far) and I'm in a situation where I need to decide whether to take one of my tenants to small claims court or just eat the losses as a learning experience.The property I acquired is a commercial  office/warehouse property with 8 units: two units are shared and there was 1 vacancy.
