By doing this, utilities are never shut off (thus avoiding a reconnect fee), the property can be kept at acceptable temperature levels, and we are notified of the change in service and can address issues more effectively.

Currently the water heater tanks are 13 and 9 years old, I plan to swap out the 13 year old one as at that age it is a time bomb.I pay for the water and the electricity to heat the water.Is it possible to pass some of the electric bill onto the tenants by installing some type of point of use water heater in the individual units (1 bathroom in each unit).I was thinking it might be possible to keep the water heaters at a very low temperature (say warm water, but not hot enough to have a shower for example).

Hello everyone -So I just wrapped up my first year as an investor and landlord (great experience so far) and I'm in a situation where I need to decide whether to take one of my tenants to small claims court or just eat the losses as a learning experience.The property I acquired is a commercial  office/warehouse property with 8 units: two units are shared and there was 1 vacancy.
