I do around 60% direct bookings and have a few steps to help establish against chargebacks and fraudulent charge claims. 1) We use Stripe to process payments, and they have a pretty solid fraud system.2) We use chekin.com to register guests to make sure they match the credit card. 3) We don't take day of bookings 90% of the time. 4) charge a refundable $250 security deposit5) you can also use something like Superhog or Safely for damage protection.We also have a rental agreement, which you can have written for you by a local real estate attorney.

I am really having a hard time deciding if we should keep our rental in our name or quit claim.

Apparently with all the different weather related issues going on, and uptick in claims, some of the insurance carriers are no longer writing  Landlord policies in Oklahoma. 

Our realtor suggested several lenders for them, but they claim they continually get the same answer. 

After further research, I discovered that an OpenDoor Real Estate agent owns this startup, which claims to be a knockoff of Rentlinx.

(Note: my company is selling more than buying in this part of the cycle, so I am not that interested in what wholesalers claim to have.

The tenant claimed that there was a mold issue even though they themselves provided a mold report that directly stated there was no mold issues.

If still they refuse, take them to small claims court. 

Most of them are claiming to offer 100% financing.
