Atlanta has a number of large scale 5-10 year projects currently underway (the beltline is the big one that comes to mind) and which a plethora of fortune 500 companies whom call this city home it's quickly becoming a hot spot for investors both outside of the state and country for that matter.

Hi @Marcus Tukes I am a new investor as well with 2 deals almost underway.

I know a developer that will say East Boston is already well underway to appreciating.

The area has been improving steadily and their are allot of rehabs currently underway.

However, once an eviction is underway and has been filed in court, don't accept any more of the tenant's money until after a court judgement has been made.

Since then, I've completed one flip, with my second underway.   

As far as a GC I am licensed and can do a majority of the work myself until I build up some funds to become strictly an investor so I can be finding the next deal while I have a project under way.

I used conventional financing on my first purchase (which is in GA) so I set up my LLC in GA while that was underway.

In Atlanta right now, the recovery is over and the expansion phase is well under way.

I use a separate landscaper, window installer, and flooring guy because this new GC isn't competitive on those trades, but other than that I am using him on another flip now that is just getting under way.
