Do one-year leases and train yourself to study the market and increase rent every year at renewal.

It may work for somebody who intends to grow their real estate empire, but it’s not for us – it feels like a runaway train that you can never jump off. (5  Having said all that, everybody is entitled to their opinion, but since Bigger Pockets is more of an educational site, I think it's important that we do not confuse opinions from facts.

They probably wouldn't recommend anyone do their own engineering or doctoring without being trained and licensed to do those things, but for some reason buying and selling a multi-million dollar home doesn't require training, education and practice...
