You may be able to take B to court to collect the rent owed up to the date you find a replacement but you must prove you have made the effort to find a replacement.What I would do is threaten the S**t out of tenant B.

If you advertised the home touting its energy efficiency and low monthly electric bills, perhaps you could charge a higher monthly rent to recoup some of the investment, but that's a big "perhaps".

HIGH ROI on paper generally speaking for anyone who does not live in the market = high risk that is true in all major MSA this is why the folks that are buying Morris invest homes will see a rocky road in the future its the area .. forget about whether the house was actually rehabbed or not. ( as some have complained about.Most go through this learning curve.. thats why I like where Chris Clothier has taken his company higher end assets that have dual exits.. and he is not out there touting 12 to 15% returns. his numbers are realistic and if you want to own rentals own solid ones.But don't beat yourself up you did not know what you did not know.. there is a place for section 8 housing and a bullet proof PM is critical.

On BP over the last decade there have been tons of posters touting they bought a cheap house with high rents etc., etc.Other posters ask follow up questions with them as time goes on and they are nowhere to be found.

They also neglect to mention that regardless, if you convert an investment property to your primary residence you will have to recapture all depreciation (this can have dire consequences for the investor who converts without truly understanding their basis in the property they want to convert and the consequences of converting a heavily depreciated property into a primary residence).And of course I always take exception to those who want to tout 1031 as just a means of deferring and that you'll have to pay the tax anyway.
