I have a nicely remodeled house in the Highlands , Louisville Kentucky already furnished that I am looking to rent as a mid term rental.

(toilets/termites/tenants) It would decrease my time at work where I generate significant seed capital, and that lost opportunity cost would exceed the real estate profits at least in first 20 yrs of my career.

If you have one - you need to let the property manager handle it or be prepared to spend a lot of time on nuisance calls -  ants, toilets, etc.  

We spent the last year remodeling the basement ourselves and currently have our first medium term renter (We fully furnished the unit to squeeze more rent out). 

But they’d rather go do a 100k kitchen remodel than deal with a 60k full home rehab from me.

As a general who does a remodel project for a seller but the arrangement is to get paid at closing.

He said that he did NOT have it listed yet because Fannie Mae (the owner) was remodeling it before listing.
