I've generally gone out for those sorts of trips unless you really trust the team to have a sharp eye as a lot of the styling happens once everything arrives and you have to make it fit together. 

I’d suggest researching and staying open to different markets, then narrowing down your options to start building your team.

When you have excessive and the only common denominator is the management team it is management that is the issue.

It would take several years to achieve that rate and you would have lost a ton of cashflow waiting for it to arrive.

My team of three young kids that like to earn money for simple yardwork and my supportive wife are just the start of my team. :)  I am hoping to network with all relevant professionals in the field...especially like minded investors in my local area.

I found the most difficult part starting out is building a team (agents, lenders, contractors etc.) that you can trust has been the most difficult part.
