Considering many landlords are distressed like people are also getting about stocks these days I would consider the fact that in regards to landlording in some places the light is at the end of the tunnel so to speak and when you consider if you get a place with an existing tenant even if they immediately stiff you I would consider the realistic timeline to get them out.

If they use a PM be sure the PM does not try to stiff new owner for sellers expenses.

Then I can be sure they get paid (and the gc doesn't stiff them and leave me with a lien) and I can also be sure that once I get a good one, I make sure I find a way to try to keep them happy.The same is true for the contractor doing all the "carpenter" type work.

Get a copy of the application form you filled out.download the landlord tenant laws for your state and review the application form for any wording that would apply.In my opinion the landlord is NUTS... no signed lease.. and he can't collect double rent.. for any days the prior tenant was in the unit. although this shouldn't even be part of the action.I'd write him a stiff hard point by point letter and say no harassment or have your lawyer do it. that you want a letter stating the matter is closed no further action will be taken by him and if he does not comply you will file a action with the Fair Housing department.

Its a risk for someone to give free contractor info in case you stiff them and hence hurt there relationship with that contractor.

Class C tenants are pretty smart , they will turn to a life of crime to pay their bills .Class B tenants are your working stiffs , they will do odd jobs , of find another job even though it pays less .Class A tenants  They get layed off , they wouldnt even consider getting a labor job .
