What's your recommendation to market it?   

I see it every day in my fundings I do in 8 markets. 

One possibility is building a duplex in Peoria, while it's not the best rental market, getting a duplex at a possibly much cheaper price than market value is extremely appealing.

I'm looking to investigate this market a little further and wondering if anyone can help me out.

Additionally, their marketing was very compelling.

How stable is your tenant market?

If fully updated, market rents could be 5K a month plus utilities etc.The office space is currently being used as a medical office and it's a block from the hospital so there is always a good pool of rental candidates.

Unique can also mean you only appeal to a smaller niche market as apposed to appealing to the masses.
