There is an ordinance in our area, but we have enough parking and we never create a disturbance so we haven't run into any issues as of yet! 

I would also try especially in the beginning at least quarterly to complete some routine maintenance and make sure the house is being taken care of properly.

Looking back, I'm not sure how I kept up.A few years ago I got into mobile home parks and ran hard with that.

In Florida, coastal areas tend to offer the best opportunities for STRs, especially given the saturation in the theme park areas of Central Florida but I'll let the full time operators chime in.
