I have to remind myself to just take the NEXT step and not worry about the ones after that.

The key for me has creating a lot of checklists and processes so I don't miss anything, and then using a CRM to keep track of activities and set reminders.

So far, rent has been paid, but I have had several requests for delayed rent payments and when I remind her of the late fees, she seems to find the funds.

But this discusssion reminds me of the question “if you had to buy your existing buildings now, at current market value, should you do so?”

But it you cannot identify a specific cause for a problem at that location then its likely you're just looking at the first of multiple problems.The sellers may balk, but your agent should remind their agent now that they're aware of a problem they need to disclose it to future buyers. 

If I don't have the right product, I'll send it to the person that does - while reminding them of what I've got that they don't.

I log every single action/reminder.
