Would living in the same property as my tenants have any downsides?

Yep, off water, but with nearby water access and view seems to be the same ROI considering the cost of the property.

Financing depends on your scenario and what type of property you're purchasing.

Just get a second set of sheets for each property so the turnover isn't pending the same sheets going back on the beds.

If you do find that the costs to maintain the investment property are too substantial and you'd rather sell down the road, it would qualify for a 1031 exchange since the property was held for investment use.
