Laying the FoundationWhen I started at PPR, I had no idea what a note was and knew nothing about real estate investing.

Boiled down it's the idea of owning RE without any of the theoretical "headaches" of owning it - you don't have to come up with all the funds for purchase; you don't have to manage it; you don't have to unclog toilets; ETC.

Selling it now seems to be not a good idea as I will lose 50% of my capital.

I agree with the others here that say you need to have some skin in the game, if you are going to live there yourself, get an FHA loan rather than owner financing, you can get a 3.5% down loan, personally I do not love these as they require  PMI which is an additional expense, and you also need  bring additional funds for closing at least for taxes, title, attorney and transfer fees . borrowing from anyone else for the down payment, to include a personal loan from the bank is not a good idea, those again will be higher int. rate.

I was leveraged to the point of being uncomfortable when I was single and in my 20s so I get the idea but don’t recommend pulling money out of a retirement fund.

I could never guarantee that every student would find a deal but we have so many success stories and people have switched from investing in MF, MHP, Storage to office, retail, medical, industrial etc.

Each grouping had a common room (perhaps it was shared by multiple groupings ... this was a detail I missed) with a nurses/aid workers office.Central to the two sides of the complex were common facilities such as a dining hall, gym {perhaps a pool ... another detail I missed}, theatre &  games room.With one of the fastest growing groups in our society being single people, we are examining a related idea of a  complex / building providing a modest-sized 1-bdroom "apartment" with more semi-private and common amenities.When I read the title to your thread, I thought it was a project proposing to mix students and seniors into a single complex ... and came in thinking, this ought to be interesting :-) 

We're getting nailed in auto insurance too.Any ideas why these states?
