The real estate market here never ceases to amaze me, when I bought this place it was in a "undesirable" part of Berkeley which has seen numerous improvements over the last 5 years and I thought I was paying to much 5 years ago.

My specific question is whether that rental income must be realized prior to being considered in the appraisal or may potential income count towards a praised value.I guess I'm trying to figure out if I have to move out in order to realize the full potential of this income property.I really appreciate your input Ken.
