I am also a newbie but here are my two cents:1. i agree house prices are inflated but dont wait for interest rates to come down. if they do come down, there will be competition.2. go for your investment property asap but dont buy it by all cash. go for mortgage instead. when interest rates come down you can refinance.am late to the game and realized only few months ago that parking money in the bank is not a wise decision.

I'm also a newbie and not confident in evaluating projects and borrowers, so would prefer to partner and diversify.I'm looking at debt funds at crowd funders like Fundrise, as well as business development (BDC) ETFs like Ares, Blue Owl, Golub.

Quote from @Stuart Udis:The point I am making is the decision the GP makes is circumstantial and very specific to the fact pattern of their particular deal and to tie back to my first post in this thread, who that decision maker really is is important. there's also one large fund that makes money when interest rate increases as they purchased a swap before rate hike lol so there's that, one out of ten folks are doing the right thing. most of these newbie GP, they just follow their teacher, so their teacher is telling them to switch from debt to floating when rate is near zero, there's article on realdeal that mentioning that. bad teacher i guess lol
