New Emerald Coast Florida short term investor

Hello, 

I have been thinking about STR at the Florida Emerald Coast. For me it is within driving distance for a weekend gateway so would like to find something near the beach. I see that property prices remain relatively high but there is some softening. Is it still doable to find something that cash flows, preferably not a condo? Newbie investor to FL so any advise is appreciated!
