My biggest concern with cost seg studies that produce a large rebate is does that flag for audit.

Over the long term, RE has produced great returns.  

Listing agents have to do all the paper work to list the property that takes a good hour or more according to my wife.. and as a top producer I can guarantee you she does not sit around twiddling her thumbs.

Due to the passive nature DSTs are not meant for every investor and it is important to seek education to see if a DST is best suitable for you.

I am bothered by the casual nature in which Diem speaks about her bankruptcy in that it seems to be one of convenience rather than necessity. 

This amounts to lost opportunity because if you had purchased RE, at the closing it can start producing return. 5) ADUs detract from the existing structure whether this is privacy, a garage, or just yard space. 6) this is related to number 1, but there are many more buyers looking to purchase homes for their family than there are RE investors looking to purchase small unit count properties.

These are just suggestions - find some overlap between your interests and your natural talents, and then figure out where that aligns in the market.
