Yes, treat your investments like a business and profits will come but there’s no reason to create unnecessary tension to a loyal tenant.Suurrree...go in there with an iron fist to a viable,reliable tenant and treat them like a product or a piece of property ...I’m sure they’ll be ecstatic to work with you in the future and will treat your property with respect 🙄.

Further, reporting your landlord to the IRS to be subjected to auditing is the lowest of the low and you might want to consider de-escalating the tension and state that those actions would not set a friendly tone in the tenant/ landlord relationship, given that she will have to interact with you regularly for repairs, rent checks and other issues.

They can claim to send you $500, but if you only receive $480, then you will have tension between yourself and your tenant.Note: I am not a landlord but my dad has been a property manager for many years and I have been a tenant for many years myself.
