the fee-based services seem worthwhile at least while actively looking.   

I would put it on craigslist and FB to see if anyone wants it for free.Otherwise call a junk removal or abandoned car removal service. 

REIAs are a business and they need guest speakers who 95% of the time have something or service to sell.. informal meetups are a waste of time in my mind hate them.. boring.

This leaves $2600 after debt service (PITI).

So far I am basing it on customer service.

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

It was vital that the house be in close proximity to the one who knew how to do the repairs, because of the technology of our current time theoretically Id be able to monitor and track progress with a trust worthy foreman whos on the job, performing repairs, managing subs, and moving the needle.

However the owner comes from corporate world and they started out doing deep dives into markets and moving Hedgefund type portfolios between large investors.. they then decided to offer there service to smaller turnkey type and one offs..

Also know where your local laundromat is and what the pickup/delivery service is.
