Mobile notaries/ any sellers using their own notaries to sign closing docs shouldn’t be allowed anymore. 

This RV area is located on one end of the property where a mobile home used to be and is right off of the private road, but that area is very narrow and awkward so building there wasn't the goal. 

I am using a mobile app that tells me how much to save and which property to payoff.

What are your thoughts on flipping a mobile home?

Hello everyone, I recently came across a larger quantity of mobile home parks and would like advice from a more seasoned MHP investor that has ample expertise in the field.

You can get better tenants and they should be the first neighborhoods to gentrify from Class C to Class B:)There will still be breakins and tenant-caused damages, with bad tenants even stealing the mechanicals when they move out.

You can also run the numbers with a mobile app called Clarem FI (www.getclarem.com) that can help you build the most optimal plan to deploy your cash.  

In Raleigh some that may be worth calling are Providence Bank, Mechanics & Farmers, Paragon, North State. 

But, I'm a mechanical engineer by trade and am not afraid of digging into the details to figure out if it's viable. ;)
