@Zac KucharekI house hacked two properties (SFH's) from the 1970's and in roughly 4 years owning 2 properties I've had to: - Replace a roof - Replace both water heaters (1 water heater leaked 6 months after replacing it which was a $2,500 fix to mitigate minor flooding) - Remove a pergola that was damaged from the roof replacement- Remove a tree - Replace a furnace - Replace multiple ceiling fans - Replace interior shower plumbing in upstairs bathroom - Replace the main water line- Pay for many pest fixes - Irrigation/drip line replacements - Replace a microwave - Redo electrical in the garage - Fix a newer furnace multiple times - Fix washer/dryer in both homes multiple times I'm not saying this to scare you by any means, as these two homes have completely changed my life for the better.

There are two ways around this:Kitchenette: You can easily make a kitchenette with a sink, cabinets, a fridge a microwave, a toaster oven and a plug in counter top oven.

Your option is to call in another GC and get their opinion in writing.Generally, a customer should have one chance, after a job is said to be complete, to deliver a 'Punch List' of items that they want the GC to repair or fix (Scuffs in the paint, loose doorknobs, microwave NW, etc).

The following is what I'm looking at providing within the scope of "furnished" as well as some other highlights:-Keurig-Microwave-Fully stocked kitchen-Linens -WiFi-Cable (Fios) with DVR and HBO-Flatscreen TV-Double bed-Apartment cleaning and laundry ( this would be built into the rent) I'm not open to letting the tenant into the section of the house where our washer and dryer are and putting one in the apartment isn't an option at the moment.
