Location is key.

What is the end product of your effort and where is it located, how long will it take to sell?

Given it's location not far from the ports of Richmond and Oakland, and that the Chevron oil refinery is nearby as well, some of that is likely be driving the highest and best use assessment. chris in the deep south they turn the anchor store into a big church..  

Not all homes or locations will give you positive cash flow.

I think you're doing quite well given the location. 

Personally I like the Section 8 program when the property is located in a super poor area with a ton of blight and crime.

After this, we are hoping to pursue more destination-location STRs in Oregon and Washington, and possibly BRRRR LTRs closer to home to diversify a bit.Help me analyze this potential build.
