I've signed up to my local GaREIA 2 weeks ago and already started networking there. 

I want to remain local in NJ or at most drive down 1hr to PA (self-manage or, last resort, hire a PM)However, I must also consider maintaining reserves, a safety net for my primary home, and an emergency fund.It's just hard for a new investor now :(

We recently relocated to Phoenix last summer and I'm starting to look for recommendations for local credit unions here in Phoenix which are trustworthy, low rates, personal touch, easy/simple to work with, etc. 

You can contact some local property managers and get a better idea of the rental market.

I would echo this, it is a great REIA and the best place to find local, like-minded individuals and resources. 

We reached out to other contacts we have locally that also do rentals to get a recommendation and I am glad I did. 

Lower the qualifications.Real estate is extremely local.
