Even if a title company were to manage the setup making sure all parties are paid, the cheap debt and cash flow would not be enough to be enticing to any investor even if midterm rental could yield a healthy return. 

They are just going to use their 2nd VA loan to buy their next one while this one is tied up. 

Step 1: Ensure you can get financing (is it a cash purchase or will you need a loan). 

You'll need to hire a title company to find out. 

Well, once the title company/closing attorney puts together the final numbers for closing, they are being told that anything older than 7 years is forgiven.

You could also use "Doug's LLC and/or assigns" where Doug's LLC is your hypothetical company.As for the assignment contract, you can get one from an attorney for probably less than $1,000, you can also make a friend at a title company, they probably have a template they could give you.  

That is a common arrangement as well, that can be done after the loan has closed, too.
