It is poor business management based on being a lazy landlord.This thinking is false economy built on avoiding having to manage your property.

I looked at that strategy, then spent $700 one afternoon with / top local foreclosure attorneys and realized the 5 year SOL craze was bogus, as I thought it was.

Afternoon BP, I'm closing on my first small multifamily deal on the 30th of next month and am now sitting on a few deals with decent returns (on paper at least).

I've bought several before and never really heard of any hoa's in my areas restricting rentals so I just got lazy and lax and didn't do my due diligence.But now I'm in the bind and I need to know what I can do to mitigate it?

Planning to look at some properties with my agent Friday morning and then have my afternoon fairly free.

I need to get some value out of the relationship and don't to want to work with a lazy agent.  

Now for the complaints , another house I have has been without electric since Friday afternoon and its Tue night , and the electric company estimates 2 more days .  

Sounds like for the time being I can stay "lazy" and not open up a new bank account just yet.
