I'm not sure, but maybe you could post the ad as it's worded, and "x" out the details to avoid it being a deleted as an advertisement? 

These include changing the toilets to "high boy" (chair height/ADA) and bathroom safety rails.

Although the Fair Housing Act is the primary law affecting the housing industry, the ADA and Section 504 of the Rehabilitation Act also may come into play.

But I see many questionable aspects about this extra charge and requirement now and in the future such as those "representing the unbanked" or "enforcing" the ADA looking for an opportunity for a case to file (Especially for large complexes), etc..

I would also have some of that criteria placed in your ad as well as stapled to the application when the PM is handing it out to the applicants at your property showings. 

Assistance animals are not protected under the ADA.
