you get your base rent and most are happy with that.. and Co pay like appreciation is just icing on the cake.. at least when i had a few hundred section 8 doors..  

I would head down to your local Justice of the Peace and have a chat with the clerk.

As nice as this picture is it doesn't do justice to a beautiful backyard and a fantastic shade tree.  

On the fourth day, go to the local Justice of the Peace office and file an eviction suit alleging that he violated the terms of the lease by failing to pay rent and ask for an eviction and damages for unpaid rent.

If it works for a LTR, then usually going MTR or STR is just icing on the cake (sometimes a lot of icing!).

If it were me, I would sell the California property while values are still high and invest that money in a state that still believes in justice.

Imagine everyone looking at your marketing is an ultra-sensitive social justice warrior just looking for a excuse.

I found very good prospects and I went with my required amount ready to buy at the Justice Center.

If you know how to find "off market" investments, appreciation is just icing on the cake...it's not the cake itself.
