Now officially my first rental property.What made you interested in investing in this type of deal?

I have not had an official appraisal but two of my neighbors sold their homes recently for 260k and our houses are identical in layout and square footage.

3- To record incomes and expenses correctly for tax issues, do we need to make an official contract for the renovation (between the LLC and one of the owners), or is simply issuing invoices and receiving payments in the LLC’s bank account enough?

If the seller's agent gets my official offer as an unrepresented buyer they still have to legally show the buyer right?

It did come in the bank's official envelope, so it can't be some scam letter, as that wouldn't even make sense.I haven't talked to my attorney yet.

Depending upon that, and your financial health I would just recommend hanging tight and adding another avenue of future income.

Then I was sent an Official Approval Commitment Letter with the exact terms Which were acceptable to us, for this deal.
