@Steven KoRegardless of how well capitalized anyone is and what you think may happen as a result of the ongoing issues the world is having, noone has any real idea whats going on or will happen.People have been landlords through recessions, but noone has been a landlord through recession and global economic meltdown and a rapidly spreading virus at the same time.

In today's global economy, and with the pressures of COVID still being realized in many supply chains, we find that real estate has not been shifting as much as people fear.

I also love your emphasis on "analysis paralysis" which is a section I have read in Brandon Turner's book.

The borrower's goal was cash out without a lot of emphasis put on cash flow.1.  

These private companies may be caught in the same dynamic that the stock market is.Also, keep in mind 40% of Blackstone's business is in global warehouses.

It put some emphasis on managing your first couple of rentals yourself if you want to do that, then move to PM once more properties are acquired.

I put more emphasis on NWROI when calculating.
