Instead of denying them, can we refer them directly over to the owner for them to sign a lease with the owner who is willing to effectively manage the contract, payment and relationship BUT would still want to retain us (albeit for a lower fee) to deliver ONLY guest and property care activities (guest communications, organizing cleaning, lawn and pool care etc). 

Being new to real estate, I was not aware of articles of organization and operating agreements etc.

So, I went to a Lifestyles Unlimited 2 hour intro this morning in Dallas, and I want to know of any experiences anyone in the BPverse has had with this organization.

I don't think I ever asked him specifically to be a "mentor", it just happened organically.

Found Real Estate Investors Association NYC (REIA NYC), is it a good idea to become a member of this organization? 

If I trade property I own in exchange for a property owned by a non-profit organization, what do I need to consider regarding taxes or anything else that could impact the transfer?

Or what methods have you implemented to keep track of information and staying organized?

I believe one of the most difficult parts of real estate is scaling your purchases and management. It feels like a constant cart before the horse but I have become better at scaling over time, today own and operate 19...

It started with a call from an associate who had once worked with me, he had some gig converting old giant homes into multis for an investor group, some rag tag group out of Vegas.

I'm not here trying to promote him or say he is the God of real estate investing, but out of fairness for how genuine of a guy he was during our meeting, how impressive his office was and how organized he seems to be, I don't think the slander is fair, especially from complete strangers, some in other markets with an agenda to troll him.
