Still, by coming up with your 3 key points above, you should be able to provide an investor, a lender, a realtor/wholesaler and yourself with a real good starting framework of what you're doing and what your typical deals should look like.Possibly, one thing you could add a 4th item as your short and long term goal.i.e. 4) SHORT AND LONG TERM GOALS.

Once I have a framework, it seems like it would come down to discovering deals that fit within it and then applying the persistence / patience to keep putting offers in.

It may pay larger dividends to find yourself an interested investor that needs an assistant and do their grunt work - not just anybody, someone who´s actually successful and doing deals, but still, it´ll give you a structure and framework around which to build your education and experience.
