I hate to see the $2-3k in penalties plus the taxes eat into your seed money. 

My wife handles the leasing, and where our occupancy has averaged 98% the past 10 years, so she doesn't even work most months.I probably didn't need to go into such detail but I thought maybe it would put a seed in your mind about what's possible. 

If you never spend your $500k (seed money), but repeatedly use it, over and over, from flip to flip, you have endless use of the same funds...but it will only dost you once. 

When I was 10 years old, my father would get a visit one week from the seed salesman and the next week from the farm machinery salesman.

Some people said that it's not really necessary to have one as a beginner, but I feel because I'm a small investor with limited amount of asset, I have to get things right in the beginning and protect the "seed money" well so I can continue to grow.

This way, I get my original seed money (plus the grown seed money) back intact (as in never spent).  

Truly, moving might not be in the cards due to deep seeded family ties for my wife in the area.

However you should keep lookig @James Seed I believe in you haha.

Now I know this isn't a huge amount, but it is a good start to build some seed money for the next deals that will surely follow!
