My only fear for doing something like that is the timing for recording prior to the trustee sale.

Offer to pay for his entity creation and a review of his taxes by an accountant instead of Turbo Tax that he must be using, because I'm unaware of any scenario where it makes sense to avoid making money due to fear of taxes - in exchange for granting you the lease option and covering those expenses could be your option fee.Rral Estate is a tax shelter...

Find someone who:A) Is Experienced AND Active In Your NiceB) Has a System You Can ReplicateC) Is Available for Questions and Will Help You Overcome any Fears/UncertaintiesD) Has Access to a Network You Can Leverage in your Business To attract a mentor that has these traits, you must become valuable to them.

The moment I personally changed my thought process from fearing debt to using it as a means of acquiring performing assets, my entire business reaped the benefits.

His fear is that anyone I would be dealing with would be such lowly people that they would do too much damage for me to make a profit, or won't pay rent, or that I won't be able to actually keep it rented and will end up in foreclosure.

So yeah, the pendulum has swung from fear back to greed.

Depending on the system, (and what you're willing to pay for) they may even dig into the drain field to see if it is saturated.The county health department will have records on the locations, sizes, and capacities of the tanks, diversion box,  and drain fields, including an area delineated as a replacement drain field(s).  Talk
