I know that I work hard for my clients, as even the "easy" sales usually require lots of time and coordination, termite/moisture issues, emergency repairs (just recently, roof leak the day of walk-through, frozen pipe when power went out after home inspection before appraisal), title problems, closing delays due to tax transcript issues.   

Will you check Cleveland weather all winter from sunny FL worrying about snow, freezing pipes, if your downspouts are working? 

@Kenny Lee  totally disagree with that thought process.while strange and some judges are more democratic than others.. the thought that the bench is saving tax payers money by letting dead beat tenants stay in houses is just a pipe dreamyou have to remember certain markets were ripe for all sorts of real estate fraud etc.. and detroit area was one.

These take the form of rods or pipes driven into the ground permanently or sticks placed temporarily. 

Heats not on, pipes freeze.

Talk to your local plumber, but around here plumbing lives for about 50 years, both water and waste pipes.

For the plumbing you can usually get a one-piece boot that slides down over the top of the pipe.
