But my thought is if the lease per SqFt already has the market and conditions built into it, then there would be a general/standard or acceptable percentage to entice a tenant.

'New York hard money lender' would be a reasonable starting point.If you've exhausted those above options, then you might, as mentioned, try looking at individual private money lenders, financing the deal out of your own pocket, or focusing on deals where the loan amounts are higher to entice a wider pool of lenders.Hope this helps,Michael

Interest rates are at record lows, no need for those two properties in College Station to be free and clear, and a 50% or 65% LTV mortgage with a 15-year term at ~2% would be very enticing for a number of reasons.Finally, with that $1.25mm I would also look at buying a fully managed apartment building in an up and coming market.
