I live and invest in the Lafayette area myself - I own several in the area - broussard, freetown, broadmoor etc There's a decent market here, I think it's somewhat competitive but there is some availability as wellOff-market is the way to go 100%Purchasing a starter home is a great way to get started - I turned my first home into a rental before I even looked into real estate investing.

Thank you,Phil Don’t have any experience with the mentioned mentors, but I do have 45 years experience in commercial real estate investing.Flipping (wholesaling) commercial properties require the same base of knowledge (real estate principles, real estate law and real estate finance) that is a foundational requirement for flipping residential properties; PLUS, extensive knowledge of the commercial property TYPE one is trying to engage with, and extensive knowledge of the local real estate market for the subject property type.

I took my thrashing as you know in 2020 I do know some of my clients that sell turnkey have been keeping the houses and doing BRRRR instead of selling them to investors that part of the market has slowed signficantly for many in that industry.
