I mean not the end of the world but I have for sure heard Guru's use this technique and gloss over what happens when they dont pay.

I’m only doing about 2 deals per year, I would definitely do more if the deals were more abundant or if I knew a different technique to get off market deals.

We have been doing this for the past 2 years and whenever we use this technique, things work out really well for us with the appraisal, and whenever we don't, the appraisal comes in low.
