Did serious upgrades by knocking down walls, installing new granite countertops and remodeled kitchen, put in durable LVP wood flooring throughout, and a Brand New HVACList it as vacation rental at $500-1000/night.  

Go look at the Palm Desert Chamber of Commerce building as a recent big commercial build.You'll come to find that the building departments everywhere absolutely LOVE this system because of the ease of use and incredible durability they have to offer along with a laundry list of benefits both structural and thermal that are SUPERIOR to any other type of framing system available. 

Black appliances are more durable and lower maintenance.

For rental properties, definitely put an emphasis on durability.

Provide a durable hard surface floor and let the tenant furnish the unit with area rugs.Carpet & pad plus labor to replace the floor covering in 2 bedrooms, hall and living room is costing us about $1,000 a pop.

Upgrading for durability may help you as well.  

If you want something that's probably more durable and not too costly if you do the work yourself, how about tile?

A friend of mine lives near Honolulu and she said that you usually do not run the A/C due to the cost so if you get dampness on wood floors, tile or LVP would be a more durable option

It's cheap, surprisingly durable, and stylish.If you don't buy your furniture there, at least consider going for the art, decorations, plates, bowls, coffee cups, silverware, etc.

I am doing some shopping on the internet looking for choices that will make a good balance between cost, durability, and maintenance.
