If you don't set internal deadlines and goals, before you know it, years will pass by and you will still have these vacant lots that are not producing cash flow or building your networth to the way you dreamed of.

After you finish the rehab, you may decide that it is your dream home and you may decide to refinance it in your name as a primary residence rather than selling it as a flip.

And truth is it's far FAR more weighted on a person, the personality, vs any company organization or lack there of. 

It wasn't some great job with matching 401ks that put families into covered wagons just to fight native Americans... it was dream of property ownership. 

A lot of times, these types of lifestyle choices will start limiting you down very quickly to specific areas, and since you are going to be living in the property, are likely to have a heavy weight on the neighborhoods.  

That seems like it should carry some weight, along with knowing the the traffic patterns of the booking cycle etc. 

Hot Tub Dreams: The place is move-in ready, but I'm thinking a hot tub could be a major selling point.

I know David Greene is smart and he has accomplished things I can only dream of, but The podcast has become his own personal advertising platform frought with self-promotion.

There is a 90 day onboard where during the first month of the onboard you work on creating your visions and dreams, figure out what you can do for others and how to execute those goals, get assigned with people in the community who are in a similar situation as you and mentors to guide you, put me into group chats with people doing what I desire, introduce me to people in specific asset classes.
