So then I get a call from an electrical contractor stating that the unit next door is having some issues with their power and they have located that the problem is under my deck, and they will need to remove boards, dig it up, and do a repair.However, a couple of small twists in the story make me nervous.One is that apparently the homeowners are responsible for the maintenance of the power line from from the transformer, so it’s not the association with deeper pockets who is on the hook, its the nieghbor .

That's my strategy and its paid off well for me with my portfolio in that market appreciating double digits.

How many of you use any type of digital marketing to find homes?

Given that the we have had double digit appreciation the past few years, I thnk it is very unlikely that this will continue.

(im talking double digits) which might make it very unfavorable for any longer time investments. 

Then you will have to go to the property and review the footage if you suspect there was a problem.The great thing about having an internet connection is you can get real time motion alerts and you can log into your camera feed and see if someone was breaking into your place and call the police to catch them instead of handing them a video after the fact and hope they can find them.Either way I use a more robust system than the plug in play wifi cameras that are sold at Sam's or Walmart.I use  Digital Watchdog software running on a laptop and DW cameras.

The receipts are hyper-organized-- just not in digital format.
