I started looking on the East coast--before I sold my property--then to the midwest, then to the desert.

.- Vegas homes typically have desert landscaping.

Right now the best areas I've found are he inland empire and high desert.

The beach/ocean, mountains, desert, arts, and sports will always make San Diego desirable.

It'll last forever....On desert houses, people even use it on pitched roofs...

It would be a bit more convenient to be within driving distance to manage some of that.I don't handle the winters particularly well hereI was born and raised in Phoenix, so I'm a bit of a desert dweller in general (though this kind of plays into #2).All that said, I will likely heed your wisdom and end up starting operations here and deal with spreading out when that time comes.

Again you need t judge the STR sentiment.A lot of people have recently jumped into various desert STR locations such as Joshua Tree. 

the stuff the land guys are buying today are parcels may dad sold 50 60 years ago.. but probably have been through a few hands in between.. one needs to remember there are literally MILLIONS of undeveloped parcels in CA.... and the western deserts.. its a cottage industry for sure..
