Honestly, looking back at my memories from a few days prior, I want and am cry thinking back to the first time I visited Paradise 3 days, before the fire spared/started early Thursday morning...I actually planned to visit them again and confirm a meeting with them on the day that the tragic event unfolded(not knowing what would happen a few hours later): it all made me cry and hurt inside, when I messaged them to ask what time would be best to meet.... a few minutes later replied with a startling photo of smoke in horizon/sky, then a few minutes later they described a large groups of birds flocking away, and then a shocking and scary reply... that they all must "evacuate immediately" and that the wildfire was moving very very quickly!

I have to agree with a lot of the folks here - its all about doing your homework and having the courage to act.It's encouraging to see many of you described your feelings with the same languae I would use to describe mine during that time: "addicted"  "research" "the right numbers".If your pursuing a loan to make your first purchase, I would establish a timeline and work towards minimizing your debt to income ratio (if possible).

. - Make sure descriptions visualize the property and not just describe the elements. 2) LOVE having adventure properties - I have 2 cabins that are a 4x4 adventure to get to but VIEWS are outstanding.

It's either a lease "purchase", or a lease "option".What you're talking about is a Sandwich Lease Option...and it works very well, but not the way you've described it...at all.That being said, there is no connection at all from the seller's mortgage to your rent payment to him. 

Talk with a door hardware supplier and describe how you want the lock to work. 

And yes... very sweet :-)In my mind, trying to find a place that's going to appreciate is a LOT harder and I would move from "investing" into "speculating"  There's nothing wrong with hedging your bet and doing your research and trying to make sure you're not going into an area that's *completely* going to tank, but I've found that when you start speculating on future prices, you start down the path of just what you described... one piece of information says this, another says that... and they're both at odds with each other. 

I absolutely need to look into what you are describing around the new tax laws and minimizing tax liabilities in the day job. 

@Steve Snyder I don't do tax deeds I do tax liens but basically what you describe is basically how it is done.
