Hi Mat,I just messaged you and will send more info there, but to me the bottom line for any approach, whether a flip or buy-and-hold or whatever, is similar in that you make sure to be very deliberate.

Shocking that people would deliberately ignore the lease and/or requests by an owner but I guess it makes sense.

The DOR can take their sweet time deliberating whether your assessment is fair or not costing you a ton of money as opportunity cost even if you do succeed in the end - very unlikely (lost seller, longer turnaround, etc.)

If you have listened to @Brandon Turner's webinars, you will likely be aware that his very first flipping venture was a Duplex, which he DELIBERATELY converted into an SFR!
