I know 5 will not work as they don’t have the feature to defer capital gains that are invested in opportunity zone, so I will have to somehow manually record that in 8949 and transfer to Schedule D.After this is over, I will apply for a CPA license - I am now wondering if it is as easy as getting a license for property manger or real estate agent 😉

Other option would be subject to where the mortgage doesn't actually transfer into your name but you make the payments.

@James Lauer If the STR strategy is the only strategy that makes the property pencil, be sure to purchase in a market where (1) the use is allowed, (2) the use requirements are protected by in place permitting and licensing and (3) the permissions are transferable through a sale.

I checked with my realtor, who also checked with her broker and they felt that the personal contents transfer to the new owner of the property at settlement.I realize that I'm standing my ground over a $200 lawn mower, but feel like if they were given the items, they should've been removed in the months prior to the owner I purchased the property from listed it for sale and also settlement.
