Take what Chris and Saj have said and take into consideration that you will on the other side of the coin when you go to sell the property.

My recommendation would be to find a good hard-money lender in your area that has knowledge of what's been coined as the BRRRR strategy, and ask them if they have a preferred conventional lender they like to work with, then get pre-approved with both.

I'm strongly considering coin operated laundry.

So we totally get the side of the coin that there are free ways to do those things mentioned above.

Real estate is certainly risky, however it's not a flip of the coin as to whether you can make a profit.

Now all tenants go down there to use the coin-op washer and dryer.
