After the first year of paying for fuel oil to heat the building I switched to Natural gas and cut the heating bill in half.

I mean you can cook a turkey if you like, start a 6 hour stew in a crockpot, bake muffins etc etc.

Land lease communities are similar to having a HOA.A good example of this is in colder states where community owners are eliminating the use of oil as a heating source.

If you're the homeowner it seems like a DIY project.You could try some penetrating oil on the valves and see if it gets in there far enough to do any good.  

They dump motor oil in your garden, what do you do?

I have units with all but electric & cooking gas Included, and tenants know it.

Good salads, lots of cheese, olive oil.

We were leaning towards trying to find some electric solution to avoid the pitfall of having the tenant manage the oil delivery/payment.

I am wondering if I should take some time in the oil industry to save up some more money for my startup.
