In my area, this is not that big of a deal for the cookie cutter homes I usually deal with but it may be different in your area.

Once you find a buyer you can work with, I would have the title company draft the Deed of Trust, note, TIL and other the other docs required for compliance and to make this as close to cookie cutter as possible.

Appraisers in today's environment can be rather conservative on valuations.Flipping a 1400 sqft 3 bd 2 ba brick ranch on a street with 50 more just like it, in a neighborhood of 500 more cookie cutter homes might be a little boring but there isn't any mystery about what your ARV will be unless the market really moves before you sell.

Cookie cutter houses are the best fodder for fix and flips.

Most are too eager to get to the cookie jar and aren't willing to wait on the cookies to be backed.

Attorneys are different but you may not convince any attorney to represent you, one, they don't want to bother with some manner, or, they may not feel comfortable dealing in a more advanced matter, that isn't cookie cutter or that could well end up in court, they avoid trouble.
