3) If i want to sell and get good return, can i start process of selling the house (mls)...as contingent upon sheriffs deed?

We have accepted an offer on a 4 family house and in our Offer to Purchase Contingency Addendum we had the inspection contingency set the limit of defects at $1,000.

@Ray Harrell I think whether the profit is viable or not is contingent on the homes ARV which was not disclosed.  

@Robert Gati, never done a OOS investment, but I have done them locally, and if it's a property that needs renovations, I would get the deal in contract with a contractor estimate contingency.  

I also add a 5-15% contingency depending on House age and condition when bought.- create a project plan and STICK TO IT.

Both of these loan programs can get you into a home with as little as 3% down, which would give you some additional capital/reserves for improvements after purchase, or a larger contingency/emergency fund, or a good place to start on your next home. 

Negotiate this contingency into your purchase agreement prior to purchasing the family If you intend on developing duplexes on this property or converting the existing home into a duplex/triplex.

First, I got to find a property where the numbers work, then make offer with plenty of  contingencies. 

Can I put contingencies like, 1) need to pass city rental inspection(scheduling that will be tough with in 5 days).2) Satisfactory review of all tenants related document, lease, income, criminal check, employment, rent payment historyAlso any suggestion on what should I be looking for.
